Master Planning-
involves developing a general design for a large area. Master plans show transportation routes, pedestrian routes, building locations and land elements such as parks, ponds and amenity areas. A master plan is a starting point for creating a cohesive overall area plan. (back to top)
Site/Land Planning-
takes certain areas identified in a master plan and explores the location of the elements within that specific area. For example, an area denoted on a master plan as a park would be expanded upon in the site planning stage to include the locations of benches, trees, walkways, fountains and other elements.

Entry Feature Design-
takes conceptual entry ideas for the entry wall, sign, gates, columns, logo and other elements to present a cohesive “face” to a community. This design will establish community colors, font, logos, architectural style, point of arrival, sense of place and character for the area. (back to top)
Hardscape Design-
encompasses everything from columns, guardhouses, gates, fencing, pools, entry sign/walls, towers, play courts and playgrounds to other hard elements such as sidewalks and jogging trails. (back to top)
Irrigation Design-
establishes the most efficient method of maintaining plant material. Irrigation design establishes irrigation zones and shows head layout, pipe size and locations, water source and spray patterns. The number and size of zones determines controller size and specifications. Drip irrigation can be designed to minimize excess watering, by use of run time and scheduling estimates. (back to top)
Amenity Design-
plans fencing, location, construction details and anything
else needed for installation. Pool design, which falls within this service, involves compliance with health department guidelines, step location, pool size and depth, pool shower and restrooms, pool deck and grading, pump size and location, filtration, lighting and pool tile specifications. This service also encompasses play courts, parks, jogging trails and other elements to improve the quality of life in each community. (back to top)
Water Feature Design-
typically entails the custom design of an entry at a pool, a park, or another aquatic focal point. Pre-fabricated fountain and play equipment designs also are available. Water features design encompasses many technical aspects such as hydraulics, filtration, pump specifications, waterproofing and lighting. (back to top)
Construction Administration-
is the process of seeking bids from several contractors to help the client establish a fair-price contractor for installation. After the contractor is selected, we discuss the scope of work with the contractor. From that point, several inspections are made at the site and reports generated to let the client and the contractor know of any discrepancies that need to be corrected. This important process establishes whether clients are getting the work for which they’ve contracted. (back to top)
Guardhouse Design-
-
is a detailed process to gauge compliance with local regulations
such as handicap accessibility, restroom design, function and ease of use for the guard, aesthetic appeal and gate/entry design. Residents find guardhouses an attractive security element. To be effective, the guardhouse must be an integral part of the entry road design and gates. Guardhouse design can also be designed to allow for future manning without all the initial expenses. (back to top)
Lighting Design-
can involve either site lighting or landscape lighting. With site lighting, Tri-Fusion works with the local electric company to enhance the fixture chosen by the client. Light patterns are laid out around site features to ensure coverage that meets lighting standards and allows protection for the public. Landscape lighting is used to illuminate signs, walkways, landscape and hardscape elements. The landscape lighting plan shows the light fixture, lamp wattage, installation method, length of wire and meter.
